Why operators send me their deals

Speed

When the deal is clean, I move it. Send the address, the numbers, and your exit, and I review it personally and come back quickly with whether it fits.

Capital that scales

Access to substantial private capital, up to $20 million on a single deal, for investors running several projects or bigger renovations, so your lender isn’t the bottleneck on your next acquisition.

Bridge flexibility

Bridge financing to acquire, renovate, and sell or refinance. No prepayment penalty in some cases; minimum interest periods may apply, and every term is confirmed in writing before you commit.

One direct line

You deal with me from first look to closing, in English or Spanish. No call centers and no handoffs while your deal is live.

Deals I want to see

  • Acquisitions and full renovations of single-family homes, condos, townhomes, and 2–4 unit properties, plus larger multifamily and mixed-use projects.
  • Investment properties you already own that need renovation capital or a bridge to sale.
  • Bridge financing between selling one project and closing the next.
  • Investor purchases of inherited homes that need work (see below).
  • Projects you plan to hold and refinance into a DSCR rental loan.
  • Larger residential or commercial deals: see bridge loans up to $20 million.

This financing is for investment property. Planning to live in the property? Call me: owner-occupied scenarios are reviewed case by case under other programs.

Buying an inherited home that needs work?

An investor purchase of an inherited property may involve both a renovation plan and title questions. I can review the proposed financing while your title and legal professionals address the sale authority and any estate issues. If you are an heir seeking to keep the property or buy out other heirs, see inherited-home and heir-buyout financing.

Before you submit

Fix-and-flip and bridge questions, answered

What is a fix-and-flip loan?

Fix-and-flip financing is short-term investor financing for a property you plan to renovate and sell. It is usually structured as a bridge loan: it carries the acquisition and project until you sell or refinance. The property, budget, borrower, and exit all get reviewed before a financing option is confirmed.

Is there a prepayment penalty?

No prepayment penalty in some cases. Minimum interest periods may apply. Prepayment terms depend on the lender and the deal, and they are confirmed in writing before you commit.

How fast can you move on a deal?

Speed is a priority. How quickly a deal closes depends on the property, title, valuation, and how complete your package is. Send the full deal up front, including the address, numbers, scope of work, and exit, and Reinier reviews it personally right away.

Do you work with experienced investors on larger or multiple projects?

Yes. Repeat operators, larger renovations, and investors running several projects at once are a core focus. Bridge financing is available up to $20 million on residential and commercial investment property. Share your track record with the deal; terms are quoted deal by deal.

Does the loan automatically include renovation funds?

No. Share your renovation budget and scope so Reinier can confirm whether a lender can finance the work, how any draws would operate, and what funds you would need to contribute.

Can I live in the property?

This financing is for investment property. If you plan to live in the property, call Reinier: owner-occupied scenarios are reviewed case by case under other programs, where different rules and disclosures apply.

Can I buy an inherited property to renovate and resell?

You can submit an investor purchase of an inherited property for review. Title and the seller’s authority to transfer the property must be reviewed by the appropriate title and legal professionals. Financing does not resolve probate or title issues.

What if I decide to keep the property as a rental?

Tell Reinier before selecting financing so the hold strategy can be reviewed alongside the renovation plan. A later DSCR or other refinance is a separate application and is not guaranteed.

Bring me your next deal.

Send it through the investor inquiry and it comes straight to me. Minimums, eligible properties, and financing terms vary by deal. Call to talk it through.
