Free Client Handout

A clear next step, in English and Spanish

A free, two-page guide for Florida homeowners behind on mortgage payments. It introduces five paths to discuss with a servicer, housing counselor, attorney or lender. Available options depend on the loan and the stage of the case. Attorneys, counselors and realtors can share the link or print a copy for a client.

Two pages: English first, Spanish second. For browser printing, choose Letter paper and turn off headers and footers.

Behind on your mortgage?
Five paths to discuss.

Start with your mortgage servicer and confirm any court or sale deadlines with an attorney. These are starting points, not every possible solution. Do not assume that asking for help postpones a sale.

  1. 1Reinstate the loan

Ask the servicer for a written reinstatement amount and deadline. If available, paying the required arrears and charges brings the loan current. Confirm receipt and the status of any foreclosure case; past late payments are not erased.

  2. 2Ask about servicer assistance

Ask your servicer about modification, repayment plans or temporary payment relief. Eligibility and protections depend on your loan, application and timing. Confirm the application status and any effect on a scheduled sale with your servicer and attorney.

  3. 3Refinance with an equity-based bridge loan

For these equity-based foreclosure programs, credit is not part of qualification. The lender reviews equity, property, title, payoff, loan structure and repayment plan. Approval is individual. A bridge loan replaces debt; it does not erase it. A sale or eligible refinance may be an exit, but future refinancing is not guaranteed.

  4. 4Sell the home

Compare expected sale proceeds with mortgage payoff, other liens and selling costs. A sale may preserve remaining equity, but the result depends on the numbers and whether it can close before applicable deadlines. Have your attorney confirm the legal timing.

  5. 5Bankruptcy protection

Bankruptcy may pause foreclosure, but exceptions and limits apply. Chapter 13 may allow repayment of arrears while ongoing mortgage payments continue. A bankruptcy attorney must assess eligibility, timing and whether protection applies to your case.

Protect yourself from scams

Watch for rescue guarantees, upfront fees or demands to redirect payments. Do not transfer title or sign unfamiliar rescue documents without independent legal review. Check licensing at nmlsconsumeraccess.org. Free foreclosure counseling: consumerfinance.gov/mortgagehelp or (800) 569-4287.
