Can a bridge loan stop a foreclosure auction in Broward County?
If approved financing closes and the lender receives a verified full payoff before the scheduled sale, the foreclosure may be resolved before the auction. The servicer, court process, title condition, payoff figures, and time remaining control the outcome; no lender can guarantee that a sale will be stopped or postponed.
Do you lend in Broward County or only Miami-Dade?
Both — I'm licensed throughout Florida and work Broward regularly: Fort Lauderdale, Hollywood, Pembroke Pines, Miramar, Plantation, Davie, Coral Springs, Pompano. Most of the process runs by phone, video, and secure e-signature, so distance has never been what decides these files.
Do I need good credit to qualify?
No. Credit is not part of qualification for these equity-based programs. The lender qualifies the transaction on the property's equity and still reviews the property, title, verified payoff, loan structure, and exit strategy. Approval and a timely closing are not guaranteed.
My condo association hit us with a huge structural assessment. Can that push me into foreclosure?
It can, and in Broward it is one of the most common triggers I see. Florida's milestone inspection and structural reserve requirements have produced large special assessments across Broward's older coastal condo stock, and an association can foreclose over unpaid assessments entirely separately from your mortgage. If you are behind on both, get the payoff figure from the association and the servicer before deciding anything — the two numbers behave differently.
Is a Broward foreclosure handled differently from a Miami-Dade one?
The law is identical statewide — judicial, filed in circuit court, sold at the Clerk's online auction. What differs is practical: Broward's calendar, its heavy condo and HOA caseload, and a rental market that makes selling-and-renting locally more expensive than owners expect. I work both counties and the structure of the file is the same; the arithmetic around it is not.
